Summer House / Garden Room

This amazing hexagonal summer house was constructed as a showcase of the possibilities of size and shape and specification that can be achieved under permitted development. Meaning without planning permission or building control. This is beneficial as it saves time and money.

Outbuildings under permitted development rights state that you are allowed up to 30m² of footprint (about the size of a double garage) and up to a maximum of 4m high for a double pitched roof and 3m maximum for a single pitched roof provided it’s more than 2m from a boundary.

less than 2m from a boundary you can only be a maximum of 2.5m high.

If your garden room is less than 2 metres from the boundary it needs to have fireproof cladding.

We recommend Hardie plank or Marley Board for this because they are fibre cement boards and fireproof.

They come pre painted in many different colours and need nearly no maintenance and will not rot and plus they are good for soundproofing too.

The sky’s the limit with the uses for your garden room it could be used for an office, gym, bar, workshop and even a garden studio.

At Norfolk Timber Frames the garden buildings are bespoke, made to each client’s requirements and can be nearly any shape and size.

Note: if bigger than the sizes mentioned above planning permission and building control will be required.
